Prices seem really too reasonable for the location (same block as the Mandarin, Time Warner). Are the lobby and hallways well kept? Are renovations restrictive?

Anyone know whether the hospital being so nearby is a problem (ambulance sirens at night)? Thanks much.

I ended up moving in and I've not noticed it. My guess is they try to avoid 9th ave (traffic), but not sure.

Use you head for something other than a hat rack! Low ceilings, cookie-cutter layouts, tacky kitchens, crumby bathrooms with tiny tubs (no therapeutic soaks here) -- and you want to know why they are cheap??? Its because they ARE cheap........................

I live there for about 5 yrs now. I say if you are not facing 9th ave or 58th st (hudson hotel), then you are good. Very good location. Bldg and financials are well kept. I think the board is about typical. Although I did hear from the broker community (last year) that the approval process takes very long time. I am not sure if that has changed or not.

I had asked about the Board in another thread. I've heard from a resident and a broker that the new Board is rejecting a lot of buyers and takes forever to review packages. Also heard that they can be punitive once you are in - sending threatening emails warning everyone not to break the rules. That kind of thing. I'm thinking of making an offer on a studio but - would like some feedback on the Board first.

catspacey: Our daughter rented a studio here for a couple of years -- very noisy, if facing the street. She bought a studio at Lincoln Towers -- 30% larger, and for less money [with G&E included]. Dunno about the board.

Thanks. I found out more about the Board...very slow and have added rules like you cannot have a guest for longer than 8 days at a time. I am in the process of buying at Lincoln Towers.

I am considering to buy a studio here. Is washer/dryer allowed in a studio unit? If so, will need board approval first? Thanks for any input!
