Anyone care to comment or provide clarification on above re: board?
does anyone have any recent experience with the bldg, board, service or anything else? we are looking at a two bedroom in the bldg
is the bldg construction over and was there an assessment?
Brooks2/caonima/Al_assad/Str33teasier - any comments? We know you like to follow the area.
What is the story of this building?
Any insights from the SE pool?
It's one where Google Maps says a lot. Note where almost all the brick on the Sutton Place facade had to be replaced, and all the greenhouses the co-op let shareholders put on the setbacks and roof.
There's a current lawsuit, with the co-op suing its former board president. Some mess about whether her greenhouses are causing massive leaks to the apartment below. Dueling engineers, and on and on.
It's index 150271/2012 on eCourts, with lots of exhibits, if you're got some time.
NWT, how I admire your knowledge of this area of the law, which is not mine. I always enjoy reading the cases. Thanks for sharing and for all your insight.

hate the neighborhood
It never ends. Now the board VP is accused of, uh, losing a shareholder's proxy for last month's election. The petition says the VP would've not been reelected had the proxy been counted. The court issued an order to show cause why the election shouldn't be done over.

Can anyone get NWT back on SE? All the interesting listings at this building lead me to finally read previous discussions. Talk about coop drama; what on earth is wrong with these entrenched boards?
Juicy stuff: the VP opens the biggest shareholder's proxy vote, shakes his head in disbelief, and "accidentally" discards it. Little did he know the petitioners had an NYPD detective reviewing the security camera. Oops.

No lawsuits in the system since then, though.
I wonder if that super is still in place and whether Bell and Heisler are currently on the board. The building does look like it has interesting apartments; it would be great if this turned out to be a story where active shareholders took control of their building and were able to reform it.
Looking at the recent sale history of PHD makes me think there are still major problems with this building
I live in this building. A new board took over 5 years ago, implemented term limits and turned things around. The building is very well run, with a great deal of transparency. The apartments facing the river have stunning views but might be in estate condition so, something to consider if you don't want to deal with renovations/updates. I hear from new residents that the application process and board interview were very reasonable.
