Does anyone know a lender/broker that understands investor property and is able to lend individually to the borrowers but hold the property in an LLC (single asset entity)?

I don't quite understand - my not lend on the property with a personal guarantee?
Are you talking about making a second mortgage loan that won't be recorded?

2. you can borrow easily in an LLC format

3. what are you looking for, and what problems are you having

The person wants to purchase the property in an LLC. They don't mind borrowing individually (or guaranty and the LLC borrows). The LLC is newly established and is a single asset entity (the property being the single asset).

The property is strictly investment property likely a 4 family dwelling, with all 4 apartments being rented.

The person wants to put down 25% but would do 30% if that is the best they could get.

Jazzman, who will do that (lend on a personal guaranty)? This is not a big loan (not even a jumbo loan).

I wish I could help but I don't know about investment loans that small and my broker's wouldn't be interested in something that small.
There might be a young mortgage broker on craigslist who would take a client like that????
Definitely some hard money guys on CL who would make the loan.
