Sooooo this was listed with a different broker for 1.3 million. It doesn't sell and Douglas Elliman picks it up and decides to sell for 200k more? Huh?

Things have changed when "Steps from the edge of the Gowanus Canal" is touted as a good thing.

Did that stretch get flooded during Sandy? It's Flood Zone 1, but Google's street-view doesn't show any high-water marks on all that vinyl siding.
