co-op seller dies before closing

We are thinking of making an offer on a co-op but learned that the seller is elderly and seriously ill in the hospital - her children have been working with a broker to sell the apartment. What are some of the potential issues that we should be aware of? How can we protect ourselves if the seller is to pass before closing?
