Discussion about 131 West 85th Street #3C
Renovated? That kitchen, that bathroom, really? The place doesn't sell and yet they keep putting the price up. Is this the new Manhattan seller logic? Will it work?

Maybe they got so many offers at $489K, they figured they'd see what they'd get at $525K.

"Renovated" means not the original landlord-grade fixtures. Not better, just different. Funny how the tub, toilet and sink are three different colors.

Last night House Hunters had somebody shopping for $400K studios and one-bedrooms in Manhattan. Even a land-lease. You could almost hear the whole country gasping as they saw what you get.

Probably not motivated seller, and they are just trolling now. I saw the apt and it is not in a great shape. Bathroom and kitchen have to be renovated. Perhaps the floors too.

The place went in contract for 469k few months ago, but the board thought it was too low and rejected the buyer. So now they now keep raising the price. This is a signal that the board might not be easy to deal with.

So they did actually renovate. There are new pictures today. New kitchen and bath. Worth an extra $60k?

The buyer doesn't care about or want the seller's reno.
The buyer will make an offer, based on the comps .
Buyers want to do their own renos, based on their own needs and preferences.
60k worth of the seller's "new" bathroom and kitchen makes no difference .
