sublease a co-op/cancelling after a year

Hi I am struggling with the following. We signed up for a co-op apt lease for a period of 2years. The second year is subject to renewal of board approval. Coming Aug 1st we end the 1st year. Over the last months there is a huge amount of noise due to construction in both the building itself, as well the building next door. Also scaffolds have been placed that turned our apt into a cave.. (we are at ground level). We are undecided at the moment if we would like to continue to stay in the apt. Apparently works should be done in sept/oct; that might give us a reason to sit it out and enjoy the apt in peace again after that period. Though, if we think the construction will take more than 6months or so into our 2nd year, we might try to move out coming August. Question: 1- does NY law have a provision that (co-op) subleases can be cancelled after a certain period (eg a year) by me, maybe with some notice? Or am i bound by the 2Y period? The contract does not provide for any of that. 2- is the heavy noise and lack of light (scaffolds) a reason to cancel the contract? 3- if above answers are unfavourable to me, is the board approval requirement for the 2nd year something I can use to avoid renting the 2nd year, in other words: who is responsible for obtaining this approval, if its me we just decide not to apply for it?
