261 Broadway: what's the neighborhood like?

Discussion about 261 Broadway in Tribeca
Hi, Just curious: 261 Broadway isn't really prime Tribeca. But is this block charming, quaint, decent enough? Or is it next to a bunch of Starbucks and electronic stores--iirc, this part of Broadway is really commercial. Also, isn't the maintenance in this building sort of high, for a building without a doorman? or is it in line with other lofts? Thank you for any info.

Not a pretty block at all - definitely not like Tribeca. Chambers and Broadway is a very busy intersection, and you do have a bunch of chain stores all around.
