I am interested in two coop apartments in Queens. They are listed by the same brokerage, but by two different agents. I am not using a buyers broker. I am interested in two coop apartments in Queens. They are listed by the same brokerage, but by two different agents. I am not using a buyers broker. I don't want to use a buyer's broker because (depending on the structure of the seller's deal) I think that the seller's agent will be more incentivized to sell to me since they will keep all the commission or the seller will be more incentivized to sell to me by only paying one commission. Keeping that in mind, who should I contact about the properties that I'm interested in? Should I contact one agent and tell him I want to look at both properties? Or should I contact each agent separately and not mention the other property? The reason I mention that I don't want to use a buyers agent is because I'm not sure how the commissions work in the case where I ask an agent to show me a property from his agency when he is not the agent on the listing.
