Security Deposit+Balance Transfer Lease Language

I have a commercial tenant who is parting ways with his business partner. He wants to stay in the space he is in. His (ex)partner has moved to a new floor w/ his own new lease. The tenant wants a new lease w/ HIS company's name on it. The terms of the new lease will be the same as the previous. I'm looking for language that will be put into a lease rider, stating that the security deposit held from the previous lease will be transferred to the new lease. Also, the unpaid balance from the previous lease will be transferred to the new lease. Any and all input is greatly appreciated.
