What would be a requirement for a condo board on buying a apt costing 1.5 mil ? Your advice would be appreciated. Thanks

Condos really can't reject you if you have the money to buy the apartment.
- If they don't approve you, they have to buy the apartment at the same price as your offer. Most condos don't have the money to do that.
- If the condo doesn't respond to your application within 30 days, you're automatically approved.
- If the condo sees something in your references, financials, etc. that they don't like, all they can do is try to wear you down by asking for more documentation piecemeal.

Exactly jelj13. The only power the board of a condo has is to exercise their right of lst refusal.

If the condo sees something in your references, financials, etc. that they don't like, all they can do is try to wear you down by asking for more documentation piecemeal. <<< Thanks but what would they typically ask for when checking your financials ?

Probably same as if you were filling a mortgage application. Couple years tax returns, assets, liabilities. But doesn't matter as others say. There is no real analysis.

Condos don't have the enforcement mechanisms of Coops. Your income shouldn't matter. Worst case they have right of first refusal which they certainly would not execute.
