Greenpoint condo prices

I was in Greenpoint over the weekend and I'm shocked by the asking prices of the condos being offered. There are some nice amenities going up, especially along Franklin street. But I don't quite see the justification for the prices. Any thoughts by anyone knowledgeable about the area?
