Greenpoint condo prices

I am looking at condos in Greenpoint and I'm surprised by the prices, with 1 bedrooms going at 600 -700k. I was in the area and I don't really see the justification in these prices. Is it base on the speculation that Greenpoint will be the next Williamsburg or merge with it? Any thoughts anyone?
