Financing for combining coop apts and renovation

We own a 1 bdrm coop and would like to buy the studio next door and combine/renovate. We are looking for financing that would take into account the value of combined unit (considerably more than 2 units separately) so we can finance a portion of the renovation. Does this type of financing exist? Any recommendations of banks to speak to?
