Brownstone roof?

Hi All. I'm a broker working with clients who are considering the purchase of a condo in a brownstone, and I'm trying to give them a pro forma of what their costs will be like going forward. Does anyone here have the experience of doing roof work on a brownstone? Any numbers and details you can give me would be helpful. ali r.

10-20k for a new roof. Plus mtce in the form of flashing every year (can be diy).

Ali:

1. roofs are not that expensive

2. even in a 4-unit condo that cost of a new roof is statistically
insignificant as a percentage of an apartment's purchase cost

3. what neighborhood is your client looking in, what size
apartment, and in what price range

The numbers also highly depend on the materials used. A roof replacement job using a superior roofing product such as Soprema- ALSAN RS liquid membrane system (NO maintenance needed - 20 yr warranty) VS a less expensive TRI-BUILT asphalt roofing membrane system (maintenance needed - 10 year warranty ) differs tremendously. To remove existing and installing Soprema would cost you around $35 - $38/ sq ft, the asphalt roofing membranes would cost you around $13 - $15/ sq ft. I own several brownstones in Bklyn and Manhattan and I've used both systems, SOPREMA is the best product out there for Brownstone flat roofs. Ali,

We replace our 20 x 40 roof 2 months ago (including replacing a skylight 2 x 4) came to around $9k this included covering the stairwell bulkhead etc.
