a developer just went to contract to purchase the adjacent building (10 W 17) for reportedly $28million with the rights to build. Does anyone know if the windows for 12 West are at all protected from the new development planned there?

All of those east-facing windows -- nine per floor -- are on the lot line and would be blocked over. Fortunately none of the shareholders paid for that light and air, because development was inevitable.

Since it's in a historic district, there's always the chance the Landmarks Preservation Commission won't allow the demolition and replacement of the 1961 three-story #8-10. I'd bet, though, that the LPC will allow a contextual blah blah building to the same height as the neighbors. That'd be about 41,000 ft². That'd mean the developer paid $600-odd per developable square foot, so they're planning on the same LPC result.
