Time to buy??

Discussion about
So, when things are in the gutter (2009), the Bears say 'DON'T BUY!!'. Now things are better and prices have far exceeded the records high in many NYC neighborhoods, is it safe to buy now? If not, why not? Can we conclude that the best time to buy is when everyone is screaming "the end is near"?

I made the mistake of NOT buying MORE...

Yes, and that's why the bears bought then. So now their securities are worth double.

And your crumbling facade that's sinking into the Superfund site it was built upon?

Actually if you are a first-time buyer I think now is a fantastic time to leave New York for a mid-sized city with a good university, assuming the job opportunities are appropriate. Or roll the dice and buy in the Bronx. The time to buy is always when it makes sense financially and it doesn't leave one stretched. If you're willing to buy below your means, maybe, but not if you plan on adding to a family, have job insecurity, etc.

There are reasons for owning, but more I think in this climate for renting.

Exactly, Alan. I remember saying "don't buy" in 2006, 2007 & 2008. Then I bought in 2009. It's fun being up over 50% and having a 30 yr mortgage rate well below 4%.

Hi aboutready, how was your vacation?

Don't you think that people here on Streeteasy, maybe they are here looking at living in NYC, not in some mid-sized city that even you can't bring yourself to go to. What keeps YOU here in NYC after all, it's not like you have a connections, or family you are concerned about, or a job.
