Rental Unit at UWS

New to real estate investment. I just had a studio condo unit for rent at Upper West Side. The listing broker I’m working with me told me it's a desirable building and unit, which I personally think so as well, but there was zero traffic in the last open house. He is very optimistic and assure me that from now to the end of Oct, things will move quickly. The zero traffic really perplexed me. Should the renters with lease expired at Sept/Oct be looking out already? What is the typical lead-off time for renters to switch leases? Any thoughts/advice? How is the rental market now? I really don’t want to miss this window from now to the end of Oct, and rent it out during winter with discounts.
