does anyone know if the walls in this building are thin?

No, they're actually really thick - one of the benefits of a prewar building, I guess.

the building used to be a hotel and in my experience most hotel walls are not very thick so that's surprising, but good to know.

Yeah, it used to be a hotel - but originally was built as an apartment building in the '20s.

the layout on these apartments are a bit odd. one you walk in right into the kitchen. the studios look like they have mini-kitchens and seeem small. a bit pricey on ppsf for the studios considering they're only about 350sq ft and are priced slightly under $300k ~900ppsf. but it's a full service building in a decent nabe.

I have a friend who lives nearby, at 103 and Riverside. Her building actually faces Riverside Park, although her unit does not.

She has a small studio similar in size the one you're talking about. She says at the peak of the cycle her unit was supposedly worth $300k (although of she bought it years ago for a fraction of that cost).

So if peak pricing was $300k for a comparable unit, I think you should get a discount to the peak now that the market has dropped. 30% off would make it roughly $200k -- I think you should go in with that kind of number in mind and see what happens.

There are actually some units for sale at 229K & 269K. Good call!

FYI - Just to add to an earlier comment about the walls being thin...I tend to agree being a resident myself but the floors are not...I can tell you that if you don't have area rugs you can hear alot of footsteps from the apartment above...

Hello,

I am considering renting at this building. I was wondering if anyone has any positive or negative experiences that they can share about it? Is the management good/fair? Is the super reliable? Is the building clean (few roaches, no mice, etc)? How tough is the interview for being accepted into the building?
