how many renters is too many?

hi. i'm looking at a studio in a brooklyn heights coop. the building has 29 units and 10 current units being rented out. there is also a new listing for another rental--which puts it at 11 out of 29. is 60% owner occupancy a dangerous level? what happens if it dips more? thank you for any insight you might have.
