What would you do with $120K?

If you had $120k in cash, how would you invest it? The main goal is to have steady fixed income with capital preservation. Interested in real estate but all cash only, but $120K doesn't get you much, any suggestions on any neighoborhoods that are up and coming, prefer Queens but anywhere in NYC would do.
