For the first 40 years (ending 2024) of the 99-year lease, the rent ranges from $1,000,000 to $1,350,000, increasing in 5- and 10-year chunks. From 2024 until the end, the annual rent is 8% of the appraised value of land and building. That's unusual. More typical would be 6% of the land value alone.

Fortunately, the shareholders all bought on the cheap, since they weren't buying a share of the land, so they can just default and walk away if the rent's too high.
