Discussion about Edgecombe Parc at 456 West 167th Street in Washington Heights
JMHunt, are you an owner there, or were you a potential buyer that passed on this building?
Not an owner...saw some units there. Cheap constructions, horrible layouts, overlooks gas station. Edgecomb Park or should I say "Parc", is a wooded sloped lot where pit bulls run wild. At ~ $750 psf I'm not sure what people are thinking.
Here's what would bother me as a potential buyer: The 1BRs (6D, for example, here: http://streeteasy.com/building/edgecombe-parc/6d), have 2 full baths, and look designed, from the get-go, to be converted to 2BR. So I could foresee a building with quite a few more people in it than you might expect given the size of the units. The layouts aren't to my taste (open kitchens, ugh), but they're not as awful as some I've seen in fancier buildings.
If you are a potential buyer- research the developers past projects very carefully. JMHunt was probably on the right track.
