can i show my brother's apt w/o a license?

my brother is thinking about selling his apartment in NYC. i am not a licensed salesperson or broker. however, i am knowledgeable and experienced in real estate and i have some free time to help him sell it. i am NOT charging him a broker fee. so the question is, would it be legal for me to show the apartment, discuss details with prospective buyers, host open houses, communicate with buyer reps, etc. and finally, if i do find a buyer, is my brother only obligated to pay the buyer broker his cut right (call it 3%)? thanks.
