We have seen several negative comments that indicate a sour grapes attitude. We were accepted without a problem by this Board. We were cash buyers. However, we know several people who were also accepted with mortgages with no problem. The building is lovely and well-run. The apts are spacious with lovely layouts. The location is in a prestigious neighborhood convenient to all.

By nature of the fact that there are ~200 units, someone must be living there. I am not asking to live in a condo. I am simply to live in a building with some, or any, liquidity in case life changes. How else can there by 10 apartments available in the hottest market in NYC, and every real estate attorney is shocked. This is not 740 park avenue. these are ~1mm apartments with 800 feet

Maybe the board thought you thought you were doing the building a favor by wanting to live there. Or maybe they just thought you were bad news, or a whiner, or something. You'll never know. Easy to say, but you just have to let it go and move on.

@ Happy Owner: Sour Grapes? Or Buyer's Remorse because it's starting to dawn on you that you acquired a highly illiquid asset? It all depends on which side of the equation you're on, doesn't it.

It's not sour grapes to wonder why a fully qualified buyer couldn't pass the board. Remember in the fable, the grapes were out of reach. This was within reach but denied.

8 years ago I posted the following and it's true to this day. One more time, we have been asked by several people if we liked the building contractor we used and our answer has been yes. We have been happy to introduce folks with work to do to him and the outcome has always been positive.........not always the case with such "fix ups". Therefore, several years later, we are happy to make the introduction if you would like. These people have done a lot of work in the building over many years and, therefore, know what can be done and what cannot....in all senses of that thought.

The owners of the firm have broken up their partnership but Edi Plaka, he who has always been there for us and comes immediately when we have something to fix, started his own firm some months ago, is just great. His e-address is htechny@aol.com. His cell phone number is 646-348-0237.

Come on. Do not be haters. DCA posted his name, email and apartment number in the previous thread. So from my point of view, he can promote his contractor he is happy with. After all he is disclosing who he is.

Sorry, not sour grapes, just facts. This building takes way too long to accept or deny. Perfectly qualified buyers I know turned down bc we assume they didn't want their daughters as purchasers. But no reason, just a big no. And by the way, to make people wait over 4 months for a decision and countless paperwork is something else. So happy they went condo. Everything is still on the market so I feel for the sellers. Good luck.

The Board appears to take way too long to respond to applications to buy apartments.......especially in this market. There's a disconnect between the ability to finance 75% and the number of turndowns there seem to be. Strange
