Phase 1 is supposed to be done in two years. What effect do you think it will have on rents in the Upper East Side?

I think that rents will go up. Developers have been snapping up properties in the E 80s and 90s. in anticipation of the areas\ below 3rd Ave. being closer to a subway line. (They just finished demolishing a row of buildings between E 88th and E. 89th on 1st Ave. I see 2 other properties in different stages of development.)
