Discussion about
Can anyone direct me to buildings in Upper East Side, Sutton Place, Turtle Bay with lower carrying charges? We would be willing to look anywhere (pretty much) in Manhattan but those are our preferred neighborhoods. Thanks!

The Ruppert Yorkville Condo (RYC) doesn't have bad maintenance since gas. electricity, a/c. and heating are included in the maintenance. Maintenance depends on which floor you're on with the highest floors paying the most on the same line. See 1601, 1619, 1623, and 1641 Third Aves for the 4 buildings in the condo.

Depends largely on what amenities you need/want. Do you need a doorman? concierge? gym? If you are OK w/ a bare bones building, then, generally speaking, your maintenance/common charges will be lower. Some newer condos may have a tax abatement, which will reduce your monthly payment. Also, as jelj13 suggested, the lower you are in the building, the lower your monthly maintenance/common charge payment will be. I have several clients buying in the UES / Sutton Place neighborhoods and would be happy to chat with you.
