Discussion about 378 Baltic Street in Boerum Hill
I've noticed sale and rental listings going up for this building recently that are not accurate... I've been living in this building for a while now, and want potential buyers/renters to know a few things -- 1) There is NO roofdeck or side deck. I've noticed sale and rental listings going up for this building recently that are not accurate... I've been living in this building for a while now, and want potential buyers/renters to know a few things -- 1) There is NO roofdeck or side deck. Since I have lived in the building, it has been off-limits to tenants while they "assessed" it to make it safe to use. There were big plans to build them out. Lots of talk at meetings and drawings in the hall way. Those were taken down well over a year ago. 2) The building has major external structural issues. Multiple units leak in heavy storms due to an issue with the construction of the building. This shows no signs of being fixed. 3) The super is not live-in (although he does work quite hard) 4) The washers and dryers rarely work 5) The plumbing is terrible, especially if you live on a bottom floor. Those poor tenants have had their sinks backing up from others above. 6) The basement was bought by the owners of the day care last year. Now, strangers have access to the basement and anyone could potentially get in without tenant knowledge. [less]
This comment is obviously from someone trying to drive down the price of an apartment they have bid because it is fairly inaccurate. The basement has always been owned by the sponsor of the building and the residents have access to it under a multi-year licensing agreement. There is no plumbing issues in the building and the Bosch dishwasher work extremely well.
The litigation was about “the water infiltration and the lack of fire safety measures that were caused by negligent building construction which pose fire safety hazards” - has this and the sound proofing been rectified?
