Discussion about 535 West End Avenue in Upper West Side
Looks like many listings are already in contract at the yet-to-be-built "prewar" style condo at 86th Street & West End Avenue. The in-contract listings range from $9 million-$22 million! Kind of skeptical but maybe they have gone to contract on these units.
I am skeptical too. Is it illegal to state a listing is "in contract" if it actually isn't?
well these are extraordinary looking apts but I am surprised given the $ we're talking that they're moving so quickly. I suppose just another example of how there seems to be an endless supply of people in this city with a lot more money then me.
I think the contracts are legitimate. Actually, I think there are more listings in contract than the six that StreetEasy shows, because some of the "cheap" units went so fact that the Corcoran site never even carried them.
So far, 535 seems to have carved out a very profitable niche in the 15 CPW market (less ostentatatious and perhaps more Jewish than the 15 CPW demographic). One thing to keep in mind, though: the project is still a hole in the ground, so there are probably a fair number of conditions and contingencies in those contracts.
By the way, Sunshine-Corcoran has done some very clever marketing for 535, including a sales office at the Belnord that makes prospective buyers feel like they have "arrived" (and if they can pay those prices, they probably have).
