Hi, Is (all of) Southhampton in a flood zone, or there are different areas . Any insight appreciated - flood zones, insurance premiums, etc. thanks

There are different areas. Check your zone on the FEMA website (https://msc.fema.gov/portal/search/). I believe all flood insurance is standardized and backed by the federal government, and maxes out at $250k of building + $100k of (non-basement) contents. Premium is ~$460 per year assuming you are not in a flood zone. I assume it goes up sharply from there. No idea if there is a private excess market if you need more coverage, but I was told no when I placed my policy.
