Mold in HVAC unit

I am torn. Apartment is on market, and I know there is such a thing as disclosure. I have mold in the HVAC unit, and while I would ordinarily try to convince myself to keep my mouth shut, I noted that someone else in the building filed a lawsuit for the same reason, and they are telling her that there is no mold in the building, that if it exists in her HVAC unit it is because of something she did to it. Do I open my mouth at this point and fight with her against the building, or do I bow out quietly and engage in dereliction of duty?
If a potential buyer's due diligence is going to discover a hint of mold (because they hear of another suit in the building, or actually inspect your unit), they're either going to walk away or substantially lower their offer, because they will incur expense to remediate it. There will be less drama, and you'll sleep better, if you fix it now. Buyers will see a shiny new (or cleaned) HVAC, think that you're a great, proactive housekeeper, and give you your ask.
