Some of these room counts are off. The kitchens in this building except for one line do not have windows. I see they are being counted as rooms. Why is that. According to realty law rooms must have windows and be a certain size.

Including the kitchen in room count is per standard REBNY practice. What's called a pullman kitchen isn't counted.

NYC law requires only living rooms and bedrooms to have windows, as long as they're mechanically ventilated. Various city departments count rooms in different ways. A kitchen below a certain size (59 ft², I think) are technically kitchenettes.

Regardless, if an apartment doesn't have the number of rooms you want, per your own definition of room, then you shouldn't buy or rent it.

Oops, meant to say "kitchens and baths have to have windows unless they're mechanically ventilated."

Several of these kitchens are indeed kitchenettes and at least one is definitely pullman.
