Discussion about
Anyone have any thoughts on the potential South Bronx developments. Looks like much of the waterfront development if it goes ahead will be rentals. Might consider buying if something nice comes up and I can snag a good deal.

My suggestion is that you visit to see how you feel. If you have any interest after that first visit, visit again. Ride the subways and write down timings of trips to where you work, hang out, etc. Look around. Take pictures. There's been lots of hype about highrise developments on the Harlem River, but no one knows where that will end up. "Affordable" housing means different things to different people, as does "market rate rentals." None of it has been built. Go and see what is there now. Start with a residential neighborhood that exists now, not in the future: Go to the 851 GC courthouse and start walking around in all directions. Then look at prices. Feel intrigued? Talk your walks further out from your starting point. At any point it's not working for you, drop it. No one on streeteasy is going to say it's a good idea. Personally, I think there's still lots of room still in Harlem for improvement, and Bronx will be behind that.

Agree wholeheartedly with lowery; there is no substitute for kicking the tires. Nevertheless, it would be nice if some of the SE experts chimed in here.

I firmly believe the Bronx's time has arrived. There is so much beautiful housing stock available there with excellent, albeit crowded, train connections to both east and west sides. If I were looking to buy for a long term investment, I would definitely go to the Bronx. I'd be happy to live there as well.

NativeRestless, where would you recommend living in the South Bronx? I'm interested in moving there. Just don't know where to begin looking.

sdeniseed...I would first look at the buildings on the Grand Concourse near Yankee Stadium. Beautiful art deco architecture and about 15 minutes to Grand Central. Some of the buildings already have been renovated and upgraded. And of course, security is tight as the proverbial clam at least 81 days of the year.

If you go a little further north on the Concourse there are more coops at lower prices. I once stumbled upon an ad for a two-bedroom with eat-in kitchen for $150,000 (maint. $761), but tried to find it again when you posted a question. Can't find it now. But further north ..... neighborhood has further to go. Do you know about 1700 and 1770 & 1770 Grand Concourse? Being marketed now as lux, doorman buildings. Rental only. Right smack on the Cross Bx Xprway, but dramatic makeover job, looks radically different from a few years ago. All subways are crowded now. The "L" and "J" and even "G" are no bargains. Get out your stopwatch. SE posters will never concede this, but there are more green park spaces in the Bronx than anywhere else.
