What, if anything, is going to bring apartment prices back to earth? I was hoping for rising rates to put pressure on prices, but it looks like the rate hike is being postponed yet again.

Mom,
Rising rates usually run sided by side a strengthening economy so any increase in mortgage payments as a result of higher interest rates is offset by salary increases. So don't get stuck on rates rising to really do anything to appreciation. Basically one can look at a ton of variables but it all comes down to one thing. Manhattan is a very desirable place and simply put demand is just driving up prices.

a disruption in credit markets that causes a selloff in equities..that basically is the one kind of situation that is sure to give buyers of riskier assets pause, Manhattan re included. As long as the fed induced great reflation continues, Manhattan's housing dynamics will strongly favor sell side. It goes and it goes, when it will end nobody knows...
