preconstruction condo prices in Bklyn/Williamsburg

Hi all, I am looking into buying a pre-construction / pre-sale condo in Williamsburg and was wondering if you know how to valuate the square footage pricing? The developers' price is $50-100 over the current average in other already established condos in the same area. Is that normal? I thought it should be lower, but the broker says it is higher since it is a new building vs. older building. He also states that other new construction buildings in the area are going to have higher per square footage prices than this new building. Any thoughts? Obviously, I'm still a newbie at this preconstruction stuff...

your broker is correct I'm guessing you're buying in the Williamsberry? My office handles the listing. Once the building is fully built, they plan on revising the offering plan and increasing prices of the rest of the units.
