Discussion about Newport East at 370 East 76th Street in Lenox Hill

Shabby lobby. Looks like a run-down Miami hotel. Board also has stupid rules--concerned that a purchase for our daughter might somehow be a forbidden pied-a-terre. Why? We live on the UWS. The only time we go to the UES is when we're heading to an airport.

Pros: Low maintenance. Pool on the roof. Friendly doormen. Lobby renovated 2017.
Cons: Plumbing needs replacing. Cooling system is old and often shut off for repairs. Some board members are taking themselves way too serious. Super is always busy and need several reminders if something needs to be done. The handymen are often over burdened. A ticking time bomb re the plumbing. Would not buy in this building.

Has the plumbing situation got any better?
The maintenance is lower than most other buildings which don't even have a pool.
Also looks like utilities and electric are included.
Although the 1 bed layout seems to have a small bedroom.
