Any suggestions on our FSBO site? In the process of building an ad for SE. Cheers! http://10west15th.com/Site/Main.html
stick "co-op" in the main write-up just to save yourself the trouble of running off investors.

Get new photos (a 2 million $ apartment can not have a kitchen that yellow) , ditch the black background. The aesthetics are off - sorry that's not how you sell an apartment at that price range...
You've got some problems. But in this market it may not matter. The third bedroom has no window, the kitchen is as small as could possibly be for a family apartment. I kind of like the lighting in the photos. Honestly, I think you might do better marketing this as a two bedroom, aiming for a different demographic. They would be less likely to take issue with the flaws that make this a less than desirable three bedroom.
Why not go for broke and market it as a four-bedroom squat?
Don't go for artsy with the photos. You want it to look bright and open.
The floorplan is a mess. Edit the Elliman one from http://streeteasy.com/rental/1025084-coop-10-west-15th-street-flatiron-new-york
For the 60,000-odd bucks you'll save, you need to put at least a little into it.
You need to really highlight the access to the W train.
Op should listen to people who live in Manhattan, not fakers.
Further I agree with flarf and would also highlight RCN access.
What a shitty view.
And shitty photos. And that bed in the bedroom ... So stark, no warmth. And trying to save 115k broker fee so only going for cheapo buyers.
I really don't see how the elliman floor plan is any better, it just adds little lines in the interior of the walk-in-closet. And be sure you listen to someone who lives in brownshurst.
Oh, and they actually call that one a two bedroom, not a four bedroom squat.
Brownshurst is a state of mind. A mind that happens to reside in Manhattan.
$1,900 per sq. ft?
