The whole building is up for sale. Does anyone knows any particulars? Why would they want to sell?

This building is a nightmare. It's a co-op building with stakeholders that are weird as shit. The building is not attractive - crappy lobby, small slow elevator, cracked floors, creepy basement. Across the street is a temporary covid homeless shelter, so be prepared to walk past people sleeping and pooping outside your front door. Packages get stolen. Squatters are somewhat common as one of the stakeholders, some Russian guy, has family member that deals drugs and lets other druggies squat in vacant units.

I’d walked by this building and always had been intrigued by the presence of a seemingly stable older co-op in the heart of Herald Square. There’s a certain seedy charm to the block. Too bad it’s actually the tenants that make this building an apparent nightmare. How does the Russian guy gain entrance to the vacant units?

People poop and sleep on my block downtown regularly, so I don’t think that’s unique to Midtown.
