Discussion about One East River Place at 525 East 72nd Street in Lenox Hill
A large hospital is being built within 50 ft. of the building...all views of the East River will be blocked...besides all the noise and dirt associated with a hospital. When my lease is up I and many others will be moving.. Unless the rents go drastically down...Stay far away from this property!!

YES...STAY AWAY!! They now are allowed to build on Saturday's!!...so there is massive amounts of noise and dirt 6 days a week. My views will also be blocked my this hosptial. Unlass my rent is cut in half,I will also move when my lease expires.
ONE RIVER EAST SHOULD CHANGE IT'S NAME FORT APACHE THE EAST RIVER.THE BUILDING IS A DISASTER. Besides the hospital being built a stones throw distance, the bldg. is not well keep. Always garbage in the elevators and lobbies. They also have the nerve to charge $1,000 to join their health club. If you want to use the outdoor barbecue to grill a steak.............get this, they charge $25.00 per hour! This not a white glove venue as they advertise.
My windows have to be closed 24 hrs. per day. The noise dirt and bugs resulting from the massive construction project less than 75 feet away from my apt. is brutal. My lease is up in Nov. and I will be forced to move.My beautiful views of the East River and the city will be totality blocked by the new 35 story hospital.
I suggest to anyone thinking of moving to one river east to make sure you know what you're getting into.
Make sure you stay away from The A,B and C lines....This is the North side of the building where the massive 30 story hospital is being built. All city and River views will be blocked...Your only views will be of this Cancer hospital....you will have to keep your blinds down, since the appx. distance will be less than 75 feet away! The noise and dirt from the hospital will destroy any quality of life you might want.
Is this a white glove building?
I lived there for a couple of years ago and it was one of my favorites, that was before they started building the hospital.
It's suppose to be a white glove bldg. but it's not. The security is horrible,anyone can come into the bldg. the door man and concierge do not stop anyone from coming in,no check in necessary.
The massive hospital under construction is destroying the quality of life.Seven days a week the noise and dirt are intolerable.

So Solo might reduce the rents on the north side of the building (A-D lines). The east- and south-facing lines will have the same views they've always had.
Why the hysteria? Nobody rents a place without seeing it and looking out the windows.
They MAY reduce the rents??? Any person renting and paying a premium price on the north side must be a total idiot. Rents will have to be reduce in half!

We loved the building and staff until the construction across the street (73rd ST.) Memorial Sloan Kettering is building one of their largest complex with no regard for the community. Construction noise and dust every day from 7AM including Saturdays, overnight concrete work on weeknights, and now they are working on Sundays too. We did not open our window for 5 months. Sloan Kettering's construction made us move out when our lease ended.
I lived close to here on the far east end of 72nd. The issue is that as the hospital complex continues to expand, the quiet feel of the neighborhood starts to change significantly. If it was another condo going up, then all that would change is that A-D lines may reduce in price by 5% -10% depending on the impact to the view.
However, this is a hospital not a condo. The traffic in this area is almost gridlock at certain times of the day and this facility will significantly worsen matters. The hospital traffic is significant but when combined with the onramp to the FDR at 73 and the offramp at 71, this completely overwhelms little York Avenue.
The feel of the neighborhood at 71 and York is currently all about the hospital. Drugstores, foodcarts etc... The feel of the neighborhood north of 72 shifts dramatically to residential with upscale delis, sushi bars etc... If Sotheby's ultimately sells and this also becomes a medical facility, this area will have as much charm as the NYU complex down in the far east 30s.
I think One East River Place and the other residential buidlings over there, 525, 524 East 72nd etc... will be hit significantly over the next two or three years.
