why is this maintenance so high vs unit 5C @ 1200?

High Floor, Private Terrace, Windows in Kitchen and Bathroom along with 3 exposures. The higher maintenance is reflected in the reduced price.

Even so, that's a total deal-breaker; way too high. Price should be much lower to compensate.

Useless terrace at that - "planting terrace" is really a ledge with a railing. (no terrace picture proves this point...) I just sold a unit with relatively high maintenance and a much larger private terrace - the maintenance makes everyone look twice and it took 6 months to sell in a seller's market.
