My walk through is on Monday, will post the results thereafter. Word.
How was your walk through?
Unit (2 bedroom) was in very good shape overall. Only major issue was discovery that one of the light switches in the bedroom wasn't hooked up to any of the outlets. I'm no electrician but I gotta think that's going to be a pain in the ass for the sponsor to fix, might have to re-do some drywall. Make sure to bring something that you can plug in to test all the outlets (cell phone charger/battery charger). One of the showers dripped after turned off, likely needs to have better washers installed into the handle. Everything else was cosmetic, some scratches on walls/doors/window frames, painting that needed to be touched up. I was not able to test the A/C as they were still working on it and had it disconnected, will have to test on my next walk through the day before closing. Selling Broker was surprisingly helpful in pointing out the cosmetic issues. Common areas looked good - hallways were nice but fairly no-frills. Rooftop indoor/outdoor lounge looked great, more room on the roof than expected, huge outdoor grill is already installed - nice perk if you don't mind riding the elevator with your steaks/burgers. Workout room is small but has a few treadmills, eliptical machines and nautilus type weight machines. Not sure I would quit my gym membership but will be nice to have in building if I want to do a quick early morning exercise. They claim to have the TCO but no evidence of that on the DOB website so I can only assume that closings will start next week as planned. They let someone with an expiring rate lock close two weeks ago but they didn't have the TCO so they couldn't move in and haven't yet as far as I can tell. Lobby is in rough shape from all the construction workers coming in and out with equipment but will be a nice, simple, functional lobby when complete. I wouldn't say this is a starter condo building, its nicer than that, although its definitely not luxury. Functional is probably the best word, and at these prices, there is nothing wrong with functional.
As per state and federal laws that govern Real Estate Agents, a Realtor cannot offer any Buyer advice about whether or not a home is sound mechanically and/or structurally. RE Agents are not home inspectors and therefore do not have the necessary knowledge to advise you on what may or may not be wrong with a home. Occasionally there are defects even the Seller is unwilling to disclose. If RE Agents don't know, you don't know!
inoeverything - thanks, that is helpful. As I said, the broker only pointed out cosmetic things, not structural but it turns out he was full of shit (as expected, some would say) in that I got notice today that the building does not in fact have its TCO and that closings would be pushed back to mid-July. I specifically asked him twice if they had the TCOs and he said they did.
I asked him the very same question before moving forward with my mortgage banker. He said "Yes" to my question, but today he denied. I think he deserves hell. If he is not a sales, I would seek legal action against him for misrepresentation and intentional misleading consumer buyers.
Have you read the offering plan carefully? I am wondering if there is provision that governs the delivery date...I will let you know.
In addition, I am curious to know why they have such difficult time to obtain TCO.
Mozart - have you done your walk-through yet? You and I are in the same boat, I'm going to get screwed with my rate lock and have been reading my offering plan looking for ways to hold them accountable. Material misrepresentation is probably the only thing we could claim at this point.

I almost bought a place here and dealt with him. He really doesn't seem to know much. He is probably being lied to too as well.
My walk through was canceled. My attny warned me about the contingency when I received the closing notification from sponsor's attny office. Murphy's law is always true, I suppose.

mozart123: the TCO for floors 3-11 just got posted on the NYCDOB website around noon. Unfortunately, I'm on a higher floor so I'm still in limbo.
