Will Flatbush and Downtown Brooklyn actually live up to the hype?

The best way to start of this conversation is to look at the video done by Ian McKellan describing the future of downtown Brooklyn by 2012. Initially, it sounded too good to be true. I worked in the World Trade Center back in the early 80's and many of many colleagues bought into Battery Park in the early stages (The Galaxy, I think) and did very well for themselves. The transformation of Downtown Brooklyn has the same sense to me. With new zoning eliminating restrictions on air rights, this corridor appears to have unlimited potential.
The condo developments are apparently being built ie. Oro, Forte plus refurbished BellTel and One Hanson and others have broke ground (CityPoint, Avalon Bay) and nearly completed Toren and Sheraton Hotel, etc
Am I crazy to think that Brooklyn Downtown will be transformed?

Yes it will. Regardless, I even like the way it is right now to an extent. I saw the sales show room for the toren & it was pretty nice. Been living in Downtown Brooklyn for 1/2 a year I like it, besides some issues with my building (long story, don't want to get into it). We could use a good grocery store though and I'm sure one will come later. The numerous subway stops was a major factor for moving here for me.

John Catsimatidis, the billionaire owner of the Gristedes supermarket chain and possible mayoral candidate, told The Brooklyn Paper that he is moving ahead with his project, which was halted in February, and that it is now no longer the mixed-income community he originally proposed.
The result will yield about the same number of apartments, but instead of two towers, the grocery magnate will build four smaller, all luxury apartment buildings, he said.
Construction of the first, 12-story, 100-unit building will begin imminently on Myrtle Avenue east of Flatbush Avenue Extension, said Catsimatidis.
Catman made it perfectly clear that the retail space in the first project (construction already active) will be a supermarket and a drugstore. Article said that he felt an obligation to the community since he tore down the only existing supermarket to build current project. Whether you believe he is being a good guy or just sees an excellent financial opportunity is unimportant, fact is we will have a supermarket.
