Sublet Brokers Fee

I found a great unit in a no-fee apartment rental building. Was ready to sign and told now that there is a 15% brokers fee. Two issues: 1) This is 15% of the ANNUAL rent - not the sublet portion. 2) Shouldn't the current owner have to pay the fee if they chose to use a broker to sublet? Does any of this sound off? Anything I could/should do? Negotiable? Thanks!

there is only one owner... and that owner advertises directly.

the current tenant is subletting. The terms they've chosen to sublet under have nothing to do with the actual owner of the building. They can charge a fee, not charge a fee, charge more, charge less... there are no restrictions if it is a free market unit.
your best bet is to negotiate with the broker, after all they are working with you.

Fee sounds very high relative to what you get.
