Clinton Hill gut job vs. Boerum Hill Brownstone

Clinton Hill will be a gut renovation- beautiful space, landmarked building. I have a great GC I worked with before. Boerum Hill- Nice street, good location, well kept (old but clean and well maintained). 1000sq smaller than the Clinton Hill but more expensive(+half mil). More FAR left to build. No charm factor like the one in Clinton Hill (no soaring ceiling, no molding etc) Both 3 FEM. What would you do?
