Why does the price of the 3 beds apartment increased so much this year while 1 to 2 beds stay unchanged?

Prices of 3-beds compared to 2-beds is a reflection of Supply vs. Demand. The supply of 2-bedroom (133) units exceeds that of 3-bedroom (90) units in the building, while present demand for 3-beds exceeds the demand for 2-beds.

Any thoughts about this complex? the pricing of the units, amenities, the board, etc.

As a relatively recent buyer in the building, I think the prices (although rising) represent a significant value vs. other buildings on Roosevelt Island and especially Manhattan. The building is fantastically maintained, staff are great, the pool is fantastic, excellent kids playroom etc. The apartments are large, well designed - the new windows and HVAC is great. So much to love about it. And there's something about having so much open public space. You never see that in new buildings. Re the board - our purchase interview was quick and professional, and we got a very quick response. They were very reasonable with our renovation requests too - they seem like a smart and experienced group of professionals. You didn't ask about it, but we are really happy with the local elementary school too.
