Why so many sales here all of a sudden? How is this building?

My take is that someone priced outrageously, it worked at the peak of low inventory, and others are now trying the same.

Trying to tell from the sales history here how maintenance costs are increasing and if that is a driver of sellers. Anyone out there with insights on the building?

I tried to search for previous discussions about the board at 315 of which used to be somewhat famous for it's difficulty. Personally I remember a prior listing about eight years ago where the agent mentioned the tough board in the listing. Sadly, the search for past discussions no longer seems to be working either.

Maintenance increases a few % each of the past few years. Board is no more difficult than any other local board.

Presidential Towers is a nice post war - a good alternative to Lincoln Towers if you would rather not be in the "development" but like the clean mid century lines and generous rooms sizes from that era. Nothing wrong with this building. Some units have terraces and again, room sizes are terrific and typically larger than LT for similar configurations. We have worked both on the buy side and sell side in this building. www.realdirect.com
