45 Sutton Place South is currently undergoing a multi-million dollar renovation of its lobby hallways.This added to it's spectacular roof deck will result will place it high on the list of Sutton's finest buildings.

We bought at 45 a little over 2 years ago. Found the board very reasonable. Every Co Op board has standards that potential owners must meet so if you had a problem with the board either your package was poorly presented or you did not meet the qualifications. If you look at how many sales there have been in the building since the lawsuit with the city was resolved it would certainly indicate that the board is not trying to block qualified buyers from purchasing at 45 Sutton Place South. As a resident I am happy that the board is maintaining high Standards.

the view from 45 sutton place south for those lucky enough to face the river is getting much better. the construction of the new cornell tech center is underway .the new buildings along with the iconic view of the 59th street ( ed koch bridge) will be fabulous.
these building replace the old goldwater memorial hospital which at best was an eyesore.
plus the complex will offer many public spaces and amenities that are easily reached from the sutton area

I don't think that too many people who live in Sutton Place will be visiting Roosevelt Island on a regular basis.

Markrice--

I agree that this building is at best an eyesore. It reminds me of all the communal housing in Poland when I was young. Extremely efficient (when there was heat), but otherwise pretty grim. Maybe the views of the rive will help dull the pain of living in this building.

I can assure you that based on conversations with those who live in the building and other friends who live on Sutton that many will visit Roosevelt Island. Not sure where you info comes from but mine is first hand.

Just wanted to to to be clear about my comment which referred to former Goldwater Memorial Hospital as an eyesore
not the the building at 45 Sutton Place South. 45 Sutton Place South is a wonderful example of Mid Century Modernist
Architecture similar to the Manhattan House which has been land marked and the Mayfair on the West Side which has been cited for its historical significance.

And that opinion is based on ..... NOTHING.
AS Markrice has stated, this board is very reasonable and very approachable. Good fellow shareholders that deliberately avoid allowing their authority to consume them.

The lobby and hallway renovation is now complete. Gorgeous improvement. Buyers should note that many Sutton Place buildings do not have central A/C in their hallways. 45 SPS does, while 25 SPS does not. 45 SPS also has completely (and permanently) unobstructed views over the East river on two sides, both East and South.

Recently 45Sutton Place South has become a smoke free building. So in addition to the recent improvements
In the halls and lobby it is now a clean and breathable environment . The fitness center is currently being renovated adding to the great amenities in the building. The new Park and Riverfront
Promenade behind 1 Sutton Place and will connect the existing park on 56 and 57 is now finally under construction and should be ready for next Spring and summer. This will be a fantastic space and a great asset for the neighborhood. Things just keep getting better on Sutton.

2 years later and I still say people from Sutton Place don't hang on Roosevelt Island.
