Just closing on a 1br (1200 sqf) apartment in the Financial District. I am looking for a designer/contractor to coordinate a renovation, as it has remained unchanged since it was a bland rental unit. Among the significant items that need to be renovated (other minor things): 1. Complete renovation of the kitchen (new island, cabinetry, countertop, appliances, finishes). 2. Overhaul of powder room (it looks like a hospital bathroom) 3. Custom desk and cabinets for office space in alcove area The designer gave me a 140K estimate for just the construction and mill work...Is this high? There will also be a 15 percent fee for his overseeing construction and 30 percent markup of goods purchased. My all in budget is 250K--my question is, am I better off going with a less expensive designer and spending more money on finishes and furniture and materials? Anyone have suggestions for a designer/contractor who can produce good results for a 250K budget? Thanks! [less]
You might want to reach out to Jeff at Prime Renovations. He (Primer05) is a frequent and respected contributor to discussions on SE. He will be able to give you a good idea of what is possible within your budget.
You can do this for more like $150K to $200K, even with some splurges on fancier finishes, appliances, fixtures, etc. -- Definitely shop around. Unfortunately I don't have anyone specific in mind to help you. But would recommend you tell people you are ready to spend $180-$200 and then let it go a little over that.
