it's nice approx 700 sq ft. Nicer than anything I've seend she did a great job but she is asking 269k

OK, so run a search of all similar properties and see what they're asking. Then run a search of pending/in contract sales to see what prices actually compelled a buyer to go to contract. Is her price on the mark, or not? If not you now have data to discuss gently with the seller.
