Discussion about
I am interested in doing a kitchen/bathroom upgrade which includes: Kitchen: (Size is 14x9) Take down arch in middle of room new floor new cabinets new countertops install dishwasher new sink/fixtures new lights possibly move a few outlets Bathroom (room is 4x6) add tile (no existing tile to demo) remove and replace tiles in shower widen shower door/replace door new fixtures new vanity new toilet reglaze tub new floors The first estimate I got (I have meeting with 3 other contractors) was 86k which included a 30k allowance for materials. does 46k for labor for a kitchen/bathroom sound about right? It seems quite high to me but I'm new to this process.
30K for materials seem cheap to me, what kind of kitchen cabinets? Do they have to change all the plumbing back to the risers? Waterproofing? You need to find a contractor who will break down everything. what kind of tiles, shower body, etc?
The $46K for labor seems to be not unreasonable. Best to get a couple of different from contractors, but I wouldn't be surprised if most bids are around that range. I would expect labor for a gut reno of a bathroom to be around $25 - 30K, and what you are proposing is not a gut. A kitchen is also expensive, although not as expensive per square foot compared to a bathroom. So, the $46K doesn't seem unreasonable given what you have outlined.
